Refinancing · Arizona homeowners
A refinance replaces your current mortgage with a new one. Arizona homeowners usually refinance to lower their payment, shorten their term, drop mortgage insurance, switch from an adjustable to a fixed rate, or take cash out of their equity. It only makes sense if the savings or benefit outweigh the closing costs over the time you'll keep the loan.

It can make sense if it lowers your payment enough, shortens your loan, removes mortgage insurance, or gives you cash you need for something worth it. It doesn't always pay off. I'll run the real numbers, including closing costs and your break-even point, so you can decide.
Take your total closing costs and divide by how much you'd save each month. That's roughly how many months it takes to come out ahead. If you'll likely sell or refinance again before then, it may not be worth it.
A cash-out refinance replaces your loan with a bigger one and pays you the difference. Homeowners use it for remodels, paying off higher-interest debt, or big expenses. There are limits on how much equity you can take, and it resets your loan, so it's worth comparing with a home equity line of credit.
Often the way to drop FHA mortgage insurance is to refinance into a conventional loan once you've built enough equity. Home values and your credit drive whether it works. I'll check.
If you have an FHA loan, an FHA Streamline can lower your rate with less paperwork. If you have a VA loan, the VA Interest Rate Reduction Refinance Loan (IRRRL) does the same. Both have rules about how long you've had the loan and require a real benefit. See VA loans in Arizona.
That's not your rate, it's your escrow. Pinal and Maricopa County tax bills and insurance premiums can change your payment even if your loan doesn't. A refinance won't fix that by itself. Read why Pinal County escrow can rise and how insurance affects your payment.
Subject to eligibility, credit approval, and program guidelines. Programs can change.
When the monthly savings, shorter term, mortgage insurance removal, or cash you need outweighs the closing costs over the time you'll keep the loan.
Closing costs vary by loan size, lender, and title and escrow fees. I'll give you a written estimate before you decide.
Often, yes. Many homeowners refinance from FHA to conventional once they have enough equity. Conventional PMI can also be removed without refinancing in many cases.
It's the VA's streamlined refinance for an existing VA loan, designed to lower your rate with less paperwork.
If your current rate is low, a HELOC can let you borrow without replacing your first mortgage. If your rate is higher, a cash-out refinance might make more sense. We'll compare both.
No. Taxes and insurance are set by the county and your insurer. A refinance changes your loan, not those costs.
