What is an FHA loan in Arizona, and who is it for in San Tan Valley and the rest of Pinal and Maricopa County? An FHA loan is a mortgage insured by the Federal Housing Administration. An FHA loan is a home loan insured by the Federal Housing Administration, part of HUD. The insurance protects the lender, which is why FHA guidelines can be more forgiving on credit history and debt than many other loans. You still apply through a loan officer like me, not through the government.
FHA isn't always the cheapest choice. If your credit is strong, a conventional loan can cost less over time because its mortgage insurance can come off. I run both so you can compare.
For 2026, the FHA limit for a single-family home is $557,750 in both counties, up from $546,250 in 2025. They share one limit because both are in the Phoenix-Mesa-Chandler metro. Duplexes, triplexes, and fourplexes you'll live in have higher limits. Other Arizona counties use the national floor of $541,287.
The limit is the most you can borrow with FHA. It isn't a cap on the price of the home, and it isn't what you qualify for. Your income, debts, and credit decide that.
FHA guidelines allow lower scores than many loan types, and lenders add their own minimums on top. Your score also affects your cost and how much cash you need. If your score isn't where you want it, I'll show you what to work on and when it makes sense to apply. My post on whether you still need a 620 score goes deeper.
Yes. FHA loans have an upfront mortgage insurance premium, which is usually rolled into the loan, and an annual premium paid monthly. How long the annual premium lasts depends on your loan terms. Many buyers later refinance into a conventional loan to drop it once they've built equity.
Yes. FHA allows seller concessions up to 6% of the sale price toward allowed closing costs and prepaids. In slower Pinal County and East Valley neighborhoods, asking for seller help is common. Here's my guide to seller-paid closing costs in Pinal County.
The home has to be your main residence, and it has to meet FHA's minimum property standards. The FHA appraiser checks value and also looks for safety and soundness issues, like a damaged roof, exposed wiring, or peeling paint on older homes. New construction works with FHA too, which matters in fast-growing areas like San Tan Valley and Maricopa.
