Is Your Queen Creek Address Really in Queen Creek?
Quick answer: Not always. Many homes with a "Queen Creek, AZ" mailing address sit outside the Town of Queen Creek, often in Pinal County. That can change your down payment help options, your property tax bill, and who provides your water and fire service, so check the town's map before you write an offer.
If you're house hunting near Queen Creek, here's something that surprises a lot of buyers. The city name on a listing is a mailing address, not a town boundary. The U.S. Postal Service sets ZIP codes, and the Town of Queen Creek says ZIP code lines don't always match its town limits.
I'm Andria Townsend, a mortgage loan originator with NEXA Mortgage. I've lived in Arizona for more than 15 years, and I'm based in San Tan Valley, right next door. Here's how to tell where a home really is, and why it matters for your loan.
Is a Queen Creek address always in the Town of Queen Creek?
No. The town says ZIP codes 85212, 85140, and 85143 can show "Queen Creek, AZ" but aren't inside its town limits.
In 2023, the Postal Service also created ZIP code 85144. It told mailers to use "San Tan Valley, AZ 85144" for about 8,900 addresses that used to be in 85142. Some homes inside Queen Creek's town limits are in 85144 too.
So a "Queen Creek" address could be in the Town of Queen Creek, the Town of San Tan Valley, or unincorporated Pinal or Maricopa County. The mailing address alone won't tell you.
Is Queen Creek in Maricopa County or Pinal County?
Both. The Town of Queen Creek is mostly in Maricopa County. It also reaches into Pinal County on its east and south sides, including areas it annexed, like Ironwood Crossing and Encanterra.
That means two homes inside town limits can be in different counties. For your loan, the county is often the detail that matters most.
How do I check if a home is inside Queen Creek town limits?
- Use the town's map. Search "Do I live in QC" on the Town of Queen Creek website. It shows the town boundary and the water service area.
- Call the town. The town lists 480-358-3000 for address questions.
- Look up the parcel. Search the address on the Maricopa County or Pinal County Assessor website. That tells you the county for sure.
- Ask for a recent property tax bill. Your agent can often pull it. It shows which taxing districts apply.
Why does it matter for my mortgage?
Down payment help can depend on the county
This is the big one for first-time buyers. Some Arizona down payment programs are tied to a county.
- Home in Five requires the home to be in Maricopa County.
- Arizona Is Home covers every Arizona county except Maricopa, Pima, and the town of Chino Valley. So it can work on the Pinal side.
Pick the wrong program for the address, and you could lose time in escrow. Let's confirm the county before you count on any help.
Your property tax estimate depends on where the home sits
Your lender builds your escrow from the home's real property tax bill. Homes inside town limits pay a Town of Queen Creek property tax. The Queen Creek Tribune reported the town rate at $1.46 per $100 of assessed value for the 2026-27 budget year. Homes outside town limits don't pay that town tax, but they pay other districts.
Property tax rules are complex. If you have tax questions, talk with a tax professional.
Water and fire service can be different
The town says it usually provides water, sewer, trash, police, and fire inside its limits. Outside its limits, the town says fire protection is often by private subscription, police come from the county sheriff, and water often comes from a private company.
Some homes outside town limits still get Queen Creek water. If they do, they'll pay Queen Creek's new water resource fee too. I explain that in my post on the Queen Creek water resource fee.
Fire service can also affect your homeowners insurance quote. Ask your insurance agent early.
The FHA loan limit is the same on both sides
Maricopa and Pinal counties are both in the Phoenix-Mesa-Chandler metro area, so the FHA loan limit is the same. More on that in my post on the FHA loan limit in Pinal County.
What happened with the Gantzel-Combs neighborhoods?
About 1,500 homes in The Parks, The Meadows, and Magnolia Grove sit in a Pinal County area surrounded on three sides by Queen Creek. Many owners said they were told they'd join the town someday.
On June 3, 2026, the Queen Creek Town Council voted unanimously to remove that area from its General Plan. That ends its path to join Queen Creek. The area stays under Pinal County, and news reports say residents could look at joining the Town of San Tan Valley instead.
If you're shopping there, don't plan around the area becoming part of Queen Creek.
What does this mean for Queen Creek home buyers?
- Check the town map and county before you write an offer.
- Tell your loan officer the county right away so we pick the right down payment program.
- Get a real property tax bill, not just an estimate.
- Ask who provides water and fire service, and get an insurance quote early.
- Don't count on future annexation. Plans can change.
What does this mean for current homeowners?
Look at your property tax bill and your water bill. They tell you which taxing districts and which water provider apply to you. If you're planning a refinance or a HELOC, your lender will use those same numbers.
What should sellers know?
Buyers are asking about this more now. Have your tax bill, water provider, and fire service details ready. If your home is outside town limits, say so clearly in the listing. It builds trust and saves surprises later.
